How is this possible? It is through policies and software joined together called Internet Data Exchange (IDX).
What is IDX?
Internet Data Exchange refers to policies, standards, and software pertaining to the legal display of real estate listing information on websites. It is most popular among agents and brokers who are members of a multiple listing service (MLS) and want to integrate all listings onto their website. So rather than inputting them one by one, IDX feeds the data of listings from an MLS system. It also updates itself regularly so the up-keep is minimal.
IDX is a win-win for everyone who uses it: real estate professionals and buyers. Professional agents can share their most appealing listings within their market on websites to reach and attract buyers – in other words, it is a lead generator. And, buyers can get a first-look at listings that just reach the market and have the confidence that all the information provided is correct.
As IDX becomes more common, clients now expect to see full property listings on realtor websites. If you have an IDX, clients will also stay on your website because they don’t have to go elsewhere to look at listings. That being said, agents who don’t use IDX end up at a disadvantage.
